Una sera il giovane Charley assiste involontariamente a qualcosa di orribile che avviene nell’abitazione di Jerry (Colin Farrell), sospettoso vicino di casa da poco trasferitosi nel quartiere. Il ragazzo si convince che il nuovo residente sia un pericoloso vampiro, assetato di sangue di giovani ragazze. Poiché né la madre (Toni Collette) né gli amici sembrano credere al racconto di quanto lui ha visto, Charley decide di intervenire in prima persona per sbarazzarsi del mostro ma l’estenuante caccia, a suon di crocefissi e paletti, finirà con il mettere a repentaglio la vita del ragazzo e quella della sua amata fidanzata.
